It's ideal for contractors who bid infrequently, specialty contractors doing one-off projects, or any situation where project-specific coverage makes more economic sense than maintaining an annual program.
What is the difference between an OCIP and a CCIP?
Both are wrap-up insurance programs that consolidate insurance for an entire project under one policy. The difference is who controls and pays for it: an OCIP (Owner-Controlled) is purchased and managed by the project owner (developer, public agency), while a CCIP (Contractor-Controlled) is purchased and managed by the general contractor. Both typically cover GL, workers' comp, and can include other lines.
Do I need builder's risk insurance if I have GL?
Yes. General liability covers third-party claims for bodily injury and property damage. Builder's risk covers damage to the property and structure under construction itself — collapse, fire, wind, theft of materials, etc. They cover completely different risks and are both typically required on construction projects.
What projects need project-specific professional liability?
Any project where design or professional services are being performed: design-build contracts, construction management, civil and structural engineering, MEP engineering, architectural services. Annual professional liability may exclude specific high-risk projects or have insufficient limits — project-specific coverage fills those gaps.
